Booking terms and conditions:  

When your dates have been agreed we ask for 20% of the money in advance. This secures the booking. The remainder of the rent is due two calendar months before the start of the holiday. We strongly recommend that you take out holiday insurance because once paid, the money is only refundable (less 20%) if we are able to re-let and this is not always possible at the last minute.

Arrival time: after 2pm 

Departure time: 10am. 

This is to allow time for cleaning and maintenance to take place.

Pets are allowed for a small extra charge and by prior arrangement. We ask smokers to do so out of doors.

In common with all accommodation providers in the UK, we have a cancellation policy. When you book a holiday you are entering into a legally binding contract. Deposits are not refundable. If you are forced to cancel your booking, you will be liable for cancellation charges if the accommodation cannot be re-let and for self-catering accommodation this is the full cost of the stay. You are strongly urged to make arrangements for insurance to cover this.
